Most of the reviews here are forced — tenants are made to submit a positive review before receiving their rent agreement. While the property itself is decent, the policies are outdated, impractical, and inconsiderate toward working professionals. There is no system for pre-approving recurring domestic help like cooks or maids. Residents are expected to leave meetings or work calls daily just to escort someone they’ve already verified multiple times. This is enforced under the label of "security," but in reality, it shows a lack of trust in tenants and poor operational flexibility. Other gated communities offer smarter systems — like app-based or one-time approvals — without compromising safety. Kots Bilva seriously needs to modernize its approach and respect residents’ time and autonomy.

The studio flat is very neat and hygiene. The staff here are friendly. Would highly recommend this one.
